- Quiet time hours between 10 PM and 8 AM. This house is on a quiet private lake so we have neighbors to respect. - Guest's account must have a verified direct phone number on their profile which will be checked prior to reservation. If the host cannot directly contact guests on their phone number listed on their profile, the host reserves the right to cancel the reservation prior to its beginning.-If your profile is new without prior reviews we also require a damage deposit of $500 after the booking is confirmed. The deposit is refundable at the end of your booking after a walkthrough has been performed. - No smoking of any kind inside the house (cigarette, marijuana or vaping) - a $500 fee will be charged if the property smells of smoke, or any evidence is found that smoking occurred inside the property. - The maximum occupancy on this property is [6] people. Any additional guests that arrive without permission will be vacated off the property for trespassing. All guests must be declared on the reservation. Any unregistered guests will be charged a $40 additional guest fee per person. - Additional cleaning fees may be applied if the house is left messy and unorderly. Please follow check out procedures prior to departure. - Late check-out fee of $50 will be applied if you have not vacated the property 30 minutes after 10 AM check out unless prior permission is granted from the host. If check out is more than 2 hours late, you will be charged for an additional day and will be charged at our base nightly rate of $[110], but this does not award you to stay for the additional day as this could impact other reservations. - Any violation of the house rules could be grounds for immediate termination and removal from the property without a refund. - This is a lakefront property and swimming and personal watercraft use is part of the appeal. However let it be noted that THERE IS NO LIFEGUARD ON DUTY. Entering the water for any reason will be done so at your own risk. -There are cabinets under the kitchen island that contain various kitchen and miscellaneous items. Please refrain from trying to open these cabinets, it's all pretty boring stuff in there. -There is an owners suite at the far end of the house. Will be very rarely occupied, vacant until at least summer of 2022. I will know when they are coming up and if a booking happens while they are here I will make the guests aware. Owners will try to make it like they are not even there, they want this Airbnb to thrive. Please do not enter the small yard they have of go onto their deck. And of course do not try to enter the suite.

- Plenty of parking with a circle drive in a quite neighborhood at the end of a private street. - Right off off of Grand River so it is easy to find but there is a long drive back to the property to ensure quiet and privacy.
